Popular West Lothian Shared Equity homes sell out

With a winning location and the option to buy with Shared Equity, it’s not surprising that our Woodland Park development in Calderwood, West Lothian has now sold out.

Situated close to Edinburgh and next to 220 acres of woodland at Calderwood Country Park, Woodland Park has proved a huge hit with a range of Customers, from singles to couples and growing families alike.

Popular features include the open-plan living areas, contemporary kitchens with high-specification appliances and separate utility room, and attractive, modern bathroom suites – and of course, good transport links to both Edinburgh and Glasgow.

A brand-new home for less

All the two and three-bedroom homes were available to buy with Shared Equity, a scheme unique to Scotland that helps people to buy and own a brand-new home for less. With the scheme, Customers fund between 60% and 80% of the full property price (made up of a deposit and mortgage) and access an equity loan to make up the remainder. It means they own 100% of their home and only repay the loan when they come to sell.

For mental health nurse Sonia, Shared Equity was the means to remaining in Calderwood with her children, after separating from her husband. 

“My son went to school here and I didn’t want to move him,” she explains. “The Shared Equity scheme allowed me to continue to live here, which was the least unsettling for my family. 

“We're now established in Calderwood – the kids go to local clubs and have friends in the area, and both their Dad and me live within walking distance. Plus it’s close to Almondell, a beautiful walk where I regularly take the dog.”

Customer Lesley, a financial services business analyst, was new to Calderwood but – like Sonia – couldn’t have afforded to make the move without Shared Equity.

She explains “My son and family already lived here and wanted me to join them, but I didn’t think I'd be able to afford to – until I found out about the Shared Equity scheme.”

“I lived in the west side of Edinburgh before,” Lesley continues, “so it was a huge change but one I'm glad I made. I love Calderwood as it has a Community feeling – I feel like I've lived here for ages!
