Meadowcroft Lodge, located in Guildford, consists of 59 affordable rental one and two-bedroom apartments for people aged 55 and over with care and support needs.

These newly developed homes, delivered in partnership with Surrey County Council and due to open Spring 2027, are ideal for people aged 55 and over who wish to remain independent with the reassurance that our on-site care and support teams are available 24 hours a day, 7 days a week.

Our modern communal facilities are available for our Customers, their family and friends to access, whether that be a catch-up over coffee or a meal within our vibrant restaurant, we want Meadowcroft Lodge to be placed within the heart of the Community.

Extra care enables Customers to live independently in their own contemporary apartment, with the reassurance of on-site care and support facilities. This extra support has been specifically designed to help people with care needs remain in their own homes for as long as possible.

FAQ's - Eligibility

Who can move into Meadowcroft Lodge?

Apartments at Meadowcroft Lodge will be available to rent for Customers aged 55 and over, who have been assessed as eligible for care and support by Surrey County Council. All applications will be discussed, and a decision agreed between the Housing Management, Care Provider and Surrey County Council.

When awarding tenancies, priority will be given to Customers on the basis of their care and support needs, their current housing situation, their financial circumstances, whether they are aged over 55, and whether they live in or have a strong connection to the local area.

Apartments are designed to be flexible and adaptable to promote Customers’ independence.

Am I allowed pets?

Places for People Living Plus recognise that Customers may wish to keep pets in their home. Where possible, this will be supported but will be assessed on a case-by-case basis.

Are owner-occupiers eligible to join the waiting list for Meadowcroft Lodge?

All of the apartments are to rent.  Who moves in will be considered on an individual basis and Surrey County Council will prioritise care needs and how the service can meet these needs. Priority will always be given to local residents of the district. 

FAQ's - Apartments and facilities

How many apartments are there?

There are 59 flexible and adaptable apartments of which 45 are one-bed and 14 are two-beds. (These are also called “category two” for accessibility). 

What facilities will there be at Meadowcroft Lodge, and can members of the Community use them?

Facilities included are:

  • Activity space
  • Hair salon
  • Communal lounge
  • Mobile scooter store
  • Café / bistro
  • Communal gardens. 

Members of the Community can access facilities such as the hair salon and cafe, which are all wheelchair accessible. 

As part of the offer at Meadowcroft Lodge, both Customers and the wider Community will have access to a pay-as-you-dine service. 

Is there a car park and mobility scooter / cycle store?

There are 28 car parking spaces of which 3 are disabled parking bays. A small number of car parking spaces will be equipped with electric vehicle charging points. 

There is an internal scooter store, however, people must have valid insurance and adhere to the Places for People Mobility Scooter Policy.

There is a central cycle shelter with Sheffield standard cycle hoops.

What white goods are provided?

No white goods will be provided within the apartments. It is the Customer’s responsibility to fit out the apartments. The kitchens have space (power and plumbing included) for a combined washer/ dryer and a full-height standard fridge freezer (power provided).

Please note that the cooker and oven extractor hood are provided. 

What kind of heating is installed in the apartments?

There is no gas in the apartments, only electric. Customers will receive their own individual bills for cold water and electricity.

Heating will be provided by electric radiator panels. Hot water will be provided through a hot water cylinder.

Can residents install BT, Sky, or Virgin Media?

You can access Sky through Sky Stream.

Customers can procure their Broadband from BT and a number of other providers with the exception of Virgin Media. There is no Virgin Media connection into the building. 

What is the garden like and is it secure?

There will be a perimeter fence at Meadowcroft Lodge. 

The communal garden will include raised beds, places for shelter and seating (i.e. bench seating and canopies).

There will be outdoor furniture so Customers and their visitors can sit outside.

Will there be a central area for drying clothes?

There will be no communal drying lines. Customers should ensure they have their own clothes horse / airers.

Can I change the flooring or paint the apartment?

Customers can change the flooring or paint colour in their apartments if they choose, but this will have to be completed to a high standard.

FAQ's - Your care and costs

What hours are staff on-site?  

Housing Management will be on-site from Monday to Friday from either 8:00am - 4:00pm or 9:00am – 5:00pm.

The Care Provider will be on-site 7 days per week, 24 hours per day.

What does care look like at Meadowcroft Lodge?

Care needs will be assessed by Surrey County Council and if they are arranging your care, they will organise a personalised care and support package with the on-site care provider.

Whether you will have to contribute towards the cost of this care will be part of a financial assessment, which is also carried out by Surrey County Council.

If Customers choose to arrange their own care, the arrangements can be with the on-site Care Provider or with another provider – it’s their own home.  

As well as the cost for planned care there is a mandatory “peace of mind charge” for all Customers. This is a weekly payment made directly to Surrey County Council to ensure that the Care Provider can deliver 24/7, on-site staffing so that Customers and their families have peace of mind if there is an emergency, such as a nighttime fall. You will not need to pay this if Surrey County Council funds the costs of your care.
