What we do

Housing management

Thousands of customers benefit from our housing management service. Our teams work throughout England and Wales and our customer service centre is open 24 hours a day.

Repairs and investment in our houses

We continue to invest in our property portfolio. In 2015/16 we invested over £97 million in repairs and maintenance, with more than 140,000 repairs completed.

Our property maintenance, repairs and gas servicing team operates 365 days a year.


Our placemaking approach means we consider the infrastructure and services, like shops, schools, leisure facilities, transport links and healthcare facilities.

We work with local communities to plan and design mixed-tenure places, with energy efficient homes, a range of facilities and carefully designed public spaces. Our aim is to create high-quality places where people want to live.

Leisure management

We develop and manage leisure facilities  on behalf of local authorities across the UK. We manage more than 116 facilities, including swimming pools, gyms and sports halls.

Neighbourhood regeneration

We deliver large-scale regeneration projects - like Green Spaces for People. We also have the expertise to improve the neighbourhoods we manage by helping people into jobs and training, supporting businesses and empowering communities to make changes.

Market rent

We now own or manage 22,962 market rented UK homes. As we build new homes at mixed developments, additional properties for market rent are added to our portfolio.

Support services

Our support services help around 7,000 people with different needs. We have a portfolio of supported accommodation and offer tenancy support. Our customer base covers a wide constituency of older people, young teenage parents, people with physical disabilities or learning difficulties, those with mental health issues, women escaping domestic abuse and people striving to overcome homelessness.

Retirement services

Our retirement business is growing steadily, providing properties for sale, shared-ownership and rent - all complemented by a range of care and support services. In 2014 we acquired Girlings, which manages 2,472 properties in over 570 retirement developments across the UK.

Financial solutions

Our aim is to make buying a home more affordable. We've developed our own financial products like personal loans and mortgages. During 2015/16 we provided personal loans to 849 people.


Our landscaping company work closely with residents to maintain public areas in our neighbourhoods. They also provide a service to clients across the UK.
